GENERAL SUMMARY OF DUTIES: Assist and support the development and implementation of community marketing and leasing strategies, educates site teams on the company's internet and other advertising campaigns, and develops and initiates occupancy and leasing solutions that result in enhanced community performance.
SUPERVISION RECEIVED: Reports directly to the Area Director
SUPERVISION EXERCISED: Marketing Assistant (Title and approved job TBD)
Essential Functions:
Lead market analysis efforts including market trends, competitive market analysis and action plan recommendations for development projects and rehabilitation communities.
Develop budget and forecast for marketing and advertising expenditures to maximize traffic and effectiveness of marketing expenses.
Work closely with District Managers to coach, drive and lead teams to achieve optimal results.
Provide market analysis and recommendations to development and acquisitions team for all potential transactions.
Direct and manage the design of collateral materials, website and copy for publication and online advertising as it applies to new development, acquisition and rehabilitation communities.
Manage all interior and exterior signage packages including design, requirements, specifications, permits and installation.
Manage all Asset Quality enhancements such as renovation/rehabilitation of unit interiors, model units, exterior building finishes, leasing offices, and clubhouse and common area amenities.
Analyze and troubleshoot factors that impact community occupancy performance.
Propose and develop alternatives for achieving occupancy goals and working with on-site staff members to implement short- and long-range goals.
Conduct in-depth marketing studies and surveys, identify and interpret potential impact to communities, and develop and/or recommend creative marketing, pricing, and merchandising strategies to solidify the community's competitive advantage within the market.
Evaluate leasing and renewal policies, processes, and procedures, assess skills and performance of staff, and makes recommendations to management that enhance and improve the communities' leasing and renewal performance.
Conduct one-on-one and small group sales and marketing training on appropriate selling techniques and other leasing-related skills that promote the use of state-of-the-art internet and web site advertising, outreach marketing, and progressive sales methods.
Create and produce various reports and analyses that communicate key issues, trends, activities, and results of marketing initiatives, and makes recommendations to management for improvement.
Negotiate contracts, proof and approve copy, and design and implement marketing and advertising campaigns based on staffing needs or property location.
Assist in completing other analyses and special projects as assigned.
Hire and train new staff and develop staff to maximize potential.
Supervise direct reporting staff in accordance to overall company policy.
Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal.
Approve time records and requests for time off.
Assist direct reporting staff to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, relations with supervisors and managers.
Perform other duties as assigned or as necessary.
RequirementsPERFORMANCE REQUIREMENTS: Knowledge of organizational policies and procedures. Knowledge and understanding of business concepts and research principles, processes, and techniques. Knowledge of the principles of strategic business decision-making. Ability to apply policies and procedures to solve everyday Company issues.
Proven exceptional communication skills both written and verbal. Performs duties that require considerable initiative, independent judgment, and strong communication skills. Demonstrated knowledge and familiarity with community and rental property operations. Ability to communicate effectively with residents, advertising sources, survey participants, Company managers, and associates.
Demonstrated understanding of overall property management. Knowledge of principles and methods for promoting property. Must know and follow the Fair Housing laws. Strong personnel management skills. Knowledge of fiscal management and office management techniques.
Ability to develop and prepare business analysis and plans. Ability to exercise initiative, problem solving and decision making skills. Ability to read, analyze, and interpret financial reports and legal documents. Ability to set priorities, exercise sound judgment and clearly communicates findings and advice. Ability to travel, when applicable.
Ability to motivate, develop, and direct people as they work, identifying the best people for the job. Ability to apply the principles and practices of work leadership and management. Builds effective teams, communicates objectives and expectations, and motivates consistent high performance in others.
Demonstrated ability in verbal and written communication skills. Skilled in the use of the internet, spreadsheets, relational databases, and word processing software. Ability to process computer data and to format and generate reports. Ability to create, compose, and edit written materials.
TYPICAL PHYSICAL DEMANDS: Some bending, stooping and stretching. Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Extensive data input and required ability to sit for long periods of time.
TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work.
EDUCATION AND
Experience:
Bachelor's Degree in Business, related field, or its equivalent, preferred. In lieu of degree, equivalent experience in residential properties, rental operations, or related business operations is required.
Minimum of two years' experience training, coaching, and mentoring successful leasing/sales team.
Minimum of two years' experience in a strategic planning, financial analysis, business development role, or operational management preferably within the real estate industry.

Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
